regulations.

to moving in and out as required by the condominium
association.
8. The Quebec lease may be written in English or French.
During the Lease:
9. Only tenants named on the lease agreement and the lease
contract are permitted on the premises.
10. No pets.

use, cultivate, smoke, or vape tobacco, cannabis, or any
other illegal substance in any indoor area of the premises,
including common areas.
12. No Airbnb or similar short-term subletting. Such
activity will be considered a fundamental breach of the
lease. The tenant agrees that the landlord may evict the
tenant immediately. If proven, the landlord may provide the
tenant with formal notice, and the tenant will be required
to vacate the premises immediately.
13. The tenant will be responsible for paying any penalties
due to non-compliance with the building regulations and the
declaration of co-ownership.
14. The tenant will also be responsible for paying all
costs due to the loss of keys or key fobs.
15. The tenant is not permitted to sublet or transfer the
lease without the landlord's written consent.
End of Lease:
16. The tenant, at their own expense, must return the
rental unit in its original condition (including
appliances), covering all damages (beyond normal wear and
tear) and cleaning costs.
17. At the end of the lease term, the unit must be returned
in the same condition as at the start of the lease,
including all unit inclusions and the unit's overall
condition.
18. If the lease is not renewed at the end of the term, the
tenant MUST accommodate ALL showing requests from
prospective tenants, for which 24 to 48 hours' notice will
be given. The same applies to showings from potential
buyers should the condo be put up for sale during the lease
term.
